Landlord
Buy up Vietnam's best places, build houses and hotels, and collect rent. The richest when time runs out wins.

The classic property game on a 3D board, with places from all over Vietnam: Đà Lạt's pine hills, Hội An's lantern streets, Hạ Long Bay. Roll the dice on your phone, buy the deeds you land on, gather a whole colour group, then build houses and hotels so everyone who stops there pays you. Cards, jail, mortgages and quick auctions are all there. A game has a time limit (30 minutes by default): when it runs out, the round is played to the end and the richest player wins.
How to play Landlord
Goal
- Be the richest player when time runs out, or the last one not bankrupt.
How it works
- On your turn, roll two dice and move your token that many cells. Passing Start pays you 200.
- Land on a deed nobody owns and you may buy it at its price.
- If you don't, everyone bids for it at once: +10, +50 or +100. The auction ends 8 seconds after it opens, and each bid keeps it open at least 4 seconds more.
- Land on someone else's deed and you pay them rent. Taxes are paid to the bank.
- Chance and Fortune cards move you, pay you or make you pay.
Building
- Own every deed of a colour group and its rent doubles.
- Then, on your turn, build houses evenly across the group, up to four on each, then a hotel. Rent goes up with every house.
- Short of cash? Sell houses back for half their cost, or mortgage a deed for half its price. A mortgaged deed pays no rent; lifting the mortgage costs 10% more.
Jail
- You go to jail from Go to jail, from a card, or for three doubles in a row. To get out, roll doubles, pay 50, or use a card. After three failed rolls you pay and leave.
- Roll doubles and you go again after your move.
Debts and the end
- If you can't pay, sell and mortgage. If even that isn't enough, you are bankrupt and out.
- When the time limit is up, the round is played to the end so everyone has had the same number of turns.
- The richest wins: cash, plus deeds at their price (half if mortgaged), plus buildings at cost.
- A player who leaves goes bankrupt to the bank, and their deeds are for sale again.

Questions and answers
How many people can play?
2 to 4, each with a toy token: a nón lá, a basket boat, a lantern or a bánh chưng.
How long is a game?
The host picks a time limit: 20, 30, 45 or 60 minutes, or none. When time is up, the round finishes so everyone has had the same number of turns, then the richest player wins.
Can we trade deeds?
Not in this version. A deed nobody buys goes to a quick auction instead, so the colour groups still fill up.
Do we need a TV?
No. Every phone shows the 3D board and follows the token that moves. A TV shows the whole board for the room.
